Fixing all organizational issues and providing full legal support:
Drawing up a contract with a renovation contractor and renovation support
Finding a leaseholder and agreeing on a lease payment of $4,800 per year (before taxes)
Paying utilities and other charges on behalf of the owner - $1,200 per year
Transfer of net income to the investor in the amount of $2,520 minus operational management fee*
The investor's net income minus all expenses amounts to $2,520 per year, or 8.01% ROI.
*Property operational management fee (30% of profit) is $1,080 per year.
